Redevelopments coming to West Price Hill

WEST PRICE HILL, OH (FOX19) -

Part of the Price Hill neighborhood is about to get a new look.

The plan is to redevelop an area along Glenway Avenue in West Price Hill.  Around there are plenty of longstanding, iconic businesses like the Covedale Theater and Price Hill Chili.

Neighborhood leaders see this area as an opportunity to finally link it all together.

"It seemed obvious it might be a good opportunity to get some of the non-conforming businesses, some of the under-utilized buildings acquired and redeveloped," said Ken Smith, executive director of Price Hill Will.

That's exactly what has happened thanks to money raised by a city of Cincinnati tax increment financing (TIF) district, which is designed to give financial incentives to improve property.

After years of planning and discussion, nearly a dozen parcels made up of residential property, vacant buildings and former commercial sites were purchased to jumpstart that redevelopment.

"The city is working with the neighborhood to create a plan, and to create a development that will make the business district even healthier," said Smith.

Officials hope an investment of about $600,000 to clear the sites will spur a much bigger project.

"If we do large scale, something that takes up most of the footprint here with commercial and maybe residential, certainly you're in the multi-millions of dollars for a development of that size," Smith told FOX19.

It's more than just new business.  The area is home to the city's busiest police district.  On top of revitalizing the neighborhood, ridding the area of blight and crime hopefully comes with it.

"While maybe there was no crime occurring, it certainly presented the possibility for criminal activity.  Anytime you have a vacant building, it becomes attractive to people with bad intentions," said Smith.

A date to begin construction is not set in stone just yet, thanks in part to the weather, Smith tells FOX19.  But, the plan to demolish two more buildings in the coming weeks, and start cleaning up the site immediately.
